This can be as simple as raising the rent slightly or more complicated by doing major repairs that make your property worth more than what’s owed on it, and then refinancing with another lender who gives you better terms for an investment loan. My personal rental strategy is to buy distressed properties to bring new tenants at market rents, while also increasing the equity on the property. Although building a rental portfolio can be challenging and can be a full- time job. After building a process, it can be a passive income stream that allows you to retire, and depending on how you manage your properties, it allows you to control your time.

is the first strategy I used to start with real estate investing. After purchasing a two-family home. I rented the second unit and lived on the first. This allowed me to cover 75% of my mortgage. Now, I was not only living for free, but also making money from my home, which I still do up to this day.
